Project Highlights

Brief Overview

Al Warqaa is a newly-emerging and rapidly-growing residential area indicating the expansion of Dubai's real estate market. It features recently-finished properties in the shape of a mix of villas and apartments, presenting itself as a budget-friendly rental option. The complex is properly furnished with good schools, Warqa Mall, several restaurants, and others in between, transforming it into a complete residential suburb. Al Warqaa 1 up to Al Warqaa 5, divided into five sub-communities, the area has seen dramatic growth, particularly of its residential complexes, and is intriguingly situated near Dubai Safari Park as well as three community parks.

Historically having been noted due to its city boundary position, Al Warqaa has become a desirable and conveniently positioned place. Sheikh Mohammed Bin Zayed highway (E311) runs along its western boundary, and Al Awir Road (E44) on its south borders. The development of International City alongside it has further exposed it to the real estate market. Al Warqaa also borders the Dubai Creek on the northeast side and is situated near well-settled societies like Nad Al Hammar, Mirdif, and Al Warsan and is just an easy reach away from Dubai International Airport within a span of 15 minutes.

Al Warqaa was named because of a prevalent bird that resembled a dove ('warqaa' in Arabic). Al Warqaa is an upscale community, which has five sub-communities, viz. Al Warqaa 1 to Al Warqaa 5. Al Warqaa 1, Al Warqaa 2, Al Warqaa 3, and Al Warqa'a 4 are residential communities in nature, while Dubai Safari Park comes under Al Warqaa 5. The community continues to expand with additional residential developments and shops being introduced. While Al Warqaa 1 is highly developed, there are other stages that continue developing, all in a uniform theme of peace.

Design within the neighborhood aims to develop a family-friendly environment with landscaped courtyards, community parks, and well-arranged luxurious villas. It has an extremely high density of facilities that range from eating and shopping centers, grocery shops, schools, mosques, and clinics. There is a community center in the center of the neighborhood that concentrates most facilities. Al Warqaa 1 is highly sought after since it is situated very close to Al Awir Road (E44) and Sheikh Mohammed Bin Zayed Road (E311) and provides easy access to all local amenities. Al Warqaa 2 and 3 are also favored, consisting of a mix of 4 to 5-bedroom villas and affordable apartments.

Residential buildings in Al Warqaa have rental flats within mid-rise developments and large villas. For purchasers, options are mostly limited to independent villas. Apartments typically feature blue glass facades of contemporary architecture, private parking area, in-house maintenance, security with CCTV camera, central air conditioning, and concierge services. Amenities for structures can include children's play areas, swimming pools, guest lobbies, and high-speed elevators.

However, Al Warqaa is a non-freehold area, meaning only GCC Nationals and Emiratis can purchase properties, and currently, no apartments are available for sale.
