About Palm Jebel Ali

Palm Jebel Ali is an upscale island project by Nakheel Properties, re-launched in June 2023 with a new development plan approved by His Highness Sheikh Mohammed bin Rashid Al Maktoum. The project forms a central part of the Dubai Economic Agenda D33 and is aimed at increasing Dubai's luxury residential and tourism market considerably. Although there has not been an announced completion date as yet, the project is well underway, with the initial set of villas already sold out, showing high levels of investor demand.

Spanning an impressive 13.4 sq. km., Palm Jebel Ali is projected to be twice the size of the iconic Palm Jumeirah. The masterplan includes the development of seven connected islands, which will host 80 hotels and resorts. The project aims to accommodate approximately 35,000 families upon completion, offering a unique blend of serene island living and vibrant leisure opportunities. This ambitious undertaking will also add 110 km to Dubai’s coastline.

Residential properties on Palm Jebel Ali Islands will feature a variety of beachfront houses, ranging from luxury villas, townhouses, and apartments. Nakheel has initially launched two signature collections of villas: The Beach Collection (5 and 6-bedroom villas) and The Coral Collection (7-bedroom contemporary villas), and both of them are available in eight architectural styles. These houses are expected to feature private backyards, lawns, private pools, and beach access, and are expected to be handed over in 2027.

Palm Jebel Ali is being built with high emphasis on sustainability and modern urban planning. It will feature pedestrian-friendly neighborhoods, smart city technology, and an abundance of transport options. The island will boast a green and clean environment with extensive cycling and pedestrian routes. Furthermore, approximately 30% of the energy required for public facilities will be generated through renewable energy, in line with Dubai's vision for sustainable development.

Brief Overview

Nakheel has re-launched Palm Jebel Ali, Dubai's long-awaited man-made island, with an improved and redesigned development plan. This massive project, upon completion, is set to accommodate more than 30,000 families, introducing a treasure trove of lifestyle amenities as well as loads of leisure entertainment facilities, further cementing Dubai's reputation as the world's hub for luxury residence and tourism. The futuristic masterplan, approved by His Highness Sheikh Mohammed bin Rashid Al Maktoum, envisages hosting about 35,000 families.

The man-made archipelago is one of Nakheel's flagship Palm Islands developments along with iconic Palm Jumeirah and Dubai Islands. While Palm Jumeirah is already an established luxury waterfront residential area, Palm Jebel Ali is to be twice as large, covering an area of 13.4 sq. km. and transforming into a chain of seven connected islands. The expansion will add a whopping 110 km of new coastline to Dubai and is in line with the Dubai 2040 Urban Master Plan, with the aim to increase public beaches by up to 400% by 2040.

For its car-owning residents, Palm Jebel Ali has been planned to have easy access and sufficient car parking. In the future, bridges will connect the island to the mainland, and the nearby Sheikh Zayed Road (E11) will facilitate smooth journeys around Dubai. Parking spaces will be included in residential as well as commercial projects.

The society is still in the beginning stages of development, i.e., there is no public transport facility in Palm Jebel Ali at present. But the development is according to the Dubai 2040 Urban Master Plan, which has plans for public transport in the future.
